The Villa
The villa „la maison sur mer“ is an exclusive holiday property and can only be rented as part of a private rental agreement – from private to private.
Renovated in 2023, the villa offers a breathtaking, direct and unobstructed view of Lake Garda. This architectural jewel in Mid-Century style (designed in 1977 by the renowned Italian architect Giovanna Reni) has a total area of 215 m² including roof and living room terrace. The actual living space is 160 m² and consists of three bedrooms, two bathrooms, a large open kitchen with kitchen island, dining room, living room and utility room.
The villa is part of an ensemble consisting of two separate building sections. On the lower floor, there is a separate private apartment which is occasionally used by the owner.
The exceptional and generous architecture of the house with its split-level design was the perfect basis for the comprehensive renovation in 2023. The furnishings were selected with great care and consist of a mix of Mid-Century, modern design and contemporary art in all rooms.
The villa is fully air-conditioned: kitchen, dining area and living room feature powerful and modern dual-split air conditioning systems. Naturally, all bedrooms are equipped with comfortable box-spring beds and powerful air conditioning units.

The Location
The villa is situated in an exclusive, gated private resort with a large garden and its own parking, located exactly between the towns of Garda and Torri del Benaco. The house lies in Localita Brancolino, arguably the most exclusive district of Torri del Benaco, surrounded by villas, large gardens and a nature reserve.
The nearest beach is about 500 metres away and can be reached on foot. Three further beaches are within easy reach in San Vigilio, widely considered the most beautiful bay on Lake Garda.

The Architect
la Maison sur mer was designed in 1977 by the Italian architect Giovanna Reni — a late representative of Italian Mid-Century Modernism with a sharp eye for sloped sites and the choreography of daylight.
The villa follows a split-level logic: living, dining and sleeping areas are staggered across half-storeys, so every room frames a different view of Lake Garda.
Materials and proportions are characteristic of the era: board-formed ceilings, black stone floors in typical Mid-Century style, staircases clad with beige travertine natural stone slabs, as well as large horizontal ribbon windows that give you the feeling of being directly above the lake.
In the comprehensive 2023 renovation, the architectural language was deliberately not overwritten, but carefully restored and complemented with contemporary art and Mid-Century furniture.

On the ground floor you will find the entrance, the open kitchen and dining area, a small utility room with washing machine and dryer, and a few steps below, the large living room. Thanks to the split-level design, both the living room with its large panoramic windows and the kitchen and dining area offer a fantastic view of the lake and terrace. Equipped with a lounge and dining area, this 37 m² terrace provides the perfect place for relaxation.
On the first floor is the master bedroom with an adjoining small bathroom and a 24 m² private sun terrace with sun loungers, lounge and panoramic lake views. Half a floor up are two more large bedrooms with garden views, sharing a large bathroom.
As a guest, you have unrestricted access to the entire 1,500 m² garden with a barbecue and sun terrace. The entire basement with its terrace is private and used only by the owners.

Location and Surroundings
la Maison sur mer sits in a gated private resort directly between Garda and Torri del Benaco — on the eastern shore of Lake Garda, in a bay with a nature reserve, 500 metres from the nearest beach.
The eastern shore of Lake Garda
Lake Garda is the largest lake in Italy, just under 52 kilometres long. Its character changes noticeably from north to south: the north is dominated by surf and climbing scenes; the central stretch around Limone and Malcesine is the most dramatic in landscape; the south around Sirmione and Bardolino is gentler, with olive groves and vineyards.
la Maison sur mer sits on the eastern shore, on the middle stretch, exactly where the lake forms its most beautiful bay: Punta San Vigilio. The setting in Localita Brancolino, a private resort with a nature reserve, is considered one of the quietest and more exclusive locations on the eastern shore.
Torri del Benaco and Garda
The villa sits exactly between the two towns of Garda (about 2.7 km north) and Torri del Benaco (about 2.8 km south). Both offer restaurants, boutiques, weekly markets and marinas — Torri del Benaco is the quieter and more characterful of the two.
Between the two towns lies Punta San Vigilio, a private bay with a historic villa, hotel and beach — often called the most beautiful point on the entire lake. Reachable on foot in about ten minutes from the villa.

The water is pleasantly warm from mid-May to early October. Watersports: SUP, kayak, sailing and water-ski are available all around the lake; surfing is more rewarding on the northern stretch (Torbole, Limone).
Climate and seasons
Lake Garda enjoys one of the mildest climates in northern Italy — Mediterranean influences despite the Alpine proximity. Olive groves and cypresses grow down to the shore. The high season runs from mid-April to mid-October. Best travel times: May/June and September/October — warmer than the Alps, cooler and quieter than midsummer. In winter the villa is an option for long weekends with the fireplace and walks.

Directions
Located in a private resort, the villa „la Maison sur Mer“ can only be reached via a private road. Access to the private road is through a locked gate that can only be opened with a code. Guests receive the code for the gate upon departure. It is important to know that standard navigation systems do not display the directions to the house correctly. The approach is very convenient directly and straight from Lake Garda via a wide private road with a barrier (approx. 500 meters).

When and how does check-out work?
Check-out and key return must be completed by 10:00 AM so the next guest can start their holiday on time. Simply place the house key on the kitchen table — done.
Is the villa air-conditioned?
The villa is fully air-conditioned: the kitchen, dining area and living room have a powerful, modern split air conditioning system. All bedrooms are also equipped with powerful climate control units.
Are dogs / pets allowed?
You are welcome to bring your dog or pet. Our property is fully fenced. We kindly ask you to keep the grounds clean and remove any messes immediately. As the house is right next to a nature reserve with hiking trails, there are wonderful opportunities for dog walks.
Are towels, bed linen etc. provided?
Yes, of course — the house is fully equipped.
Is there WiFi in the house?
Yes, a router with high-speed internet is available free of charge.
How far is the nearest beach?
It's about a 500m walk down to the Parco Brancolino entrance, where you'll find free beach areas (Lido Brancolino) across the main road. Three more beaches (with entry fees) are located in the beautiful bay of San Vigilio, some with swimming pools and restaurants (about 2.0 km by car, with ample parking). Torri del Benaco (3.4 km) and Garda (3.5 km) also have beaches with restaurants.
